This is one of the coolest houses I have ever seen anywhere. Period.

It has taken Chic Marrakech almost ten years to come across a stand out Charles Boccara home – and boy it is one hell of a house.

It is offers circa 550m2 of luxurious habitable space and is situated in Marrakech just outside the medina in the most beautiful and tranquil spot – set amongst 2,000m2 of lush tropical gardens.

It is truly a private paradise.

Charles Boccara is a renowned and iconic architect here in Marrakech. Born in Tunisia, he grew up in Casablanca then went to study at the Beaux-Arts school in Paris before settling in 1970 as an architect in Marrakech.

He soon grew in prominence and was one of a handful of young talented and daring architects here.

With his classical architectural training he set about inventing a new modern architecture – deconstructing traditional Moroccan architectural forms and design in a totally uninhibited and playful way.

His work is truly cool and unique. As you can tell – I am a big fan.

Some of his most instantly recognisable signatures – from his vivid use of zellij tiling, to his expressive use of tadelakt and vast vocabulary of fanciful shapes – are all present in this masterpiece of a house that for him – with its extraordinary propositions and aesthetic compositions – were very much designed to reflect the personality of the owner and her relationship to Marrakech, and also the particular relationship of the house to its unique surrounds.

It was the main Moroccan residence of the famed Marrakech aficionado Patti Birch – who fell in love with the city in the late seventies and early eighties when the romanticism of Marrakech magnetised some extraordinary people to it.

Patti Birch was the most elegant lady and socialite, and also a wealthy philanthropist and art patron. Quite incredibly she donated her modern art collection as well as her unique collection of antique art objects, including Etruscan figures, ancient bronzes and African masks, to the Morocco Palace of Arts, which is opening in the Dar Bacha Museum.

Furthermore, she in fact left her entire vast estate to art foundations and charities around the world.

The property is a curious maze – with intriguing nooks and crannies at every turn.

It is fronted with an impressive gated entrance then boasts a splendid driveway and parking facilities.

It currently boasts five decorative courtyards – two of which have ponds, an imposing entrance hall, a communal loo, a massage room, a drawing room, a vast towering salon, a dining room, a fully fitted kitchen, three incredible bedrooms – one of which has its own mini pool in its en-suite bathroom, a tower, and a number of outhouses and staff quarters – with ample potential for additional bedrooms.
