This restored 18th century titled 220m2 riad is steeped in history.

It undoubtedly has some of the finest antique detailing I have ever seen and price wise – it is an absolute deal.

I would, in fact, even go as far as saying that there is nothing like it at this price available right now on the Medina property market.

The riad currently benefits from four bedrooms of varying sizes – including a master suite, a guardian’s room, a fully equipped kitchen, an inviting windy entrance, a loo, a storeroom, a formal dining room, an open salon on the first floor balcony, a grand reception room, a utility room and a multi-tiered roof terrace with enviable views.

The photos show the impressive super wide master suite in the riad’s self-contained first floor apartment, or douriya as it is known.

As can be seen, it is utterly stunning. It offers everything that people dream of owning here, with a night time view up through the glass cupola in the ceiling. One can therefore lie back on the bed and look up dreamily at the stars.

The suite boasts an incredible array of traditional detailing, such as zellij tiling, sculpted antique plasterwork, feature double doors and a hand painted ceiling and cupola dome to die for.

One curious fact worth noting is that the master suite boasts its own separate harem entrance. In bygone years, this would have served as a discrete entrance for mistresses to secretly come and go.

The riad is well located in the souks in arguably the most atmospheric part of the Medina. It is in the vicinity of many of the main tourist spots and museums, as well as several notable cafes and restaurants such as the Foudouk.

Importantly there is parking and a taxi stand close by.

It is situated on a private gated section on one of the nicest derbs I know. The fact that it is gated off in a private section of the derb is a real selling point and adds a definite air of exclusivity.

The riad boasts some of the best preserved original handcarved plasterwork I have seen.

Abdellatif Lamselli, my construction partner, delicately restored this during the restoration ten years ago. It is extremely old and extremely special, not least the lofty vaulted n’djeema plaster ceiling in the grand and exceptionally wide first floor salon.

The riad could be sold as either a private home, or as a proper boutique hotel / guest house.

At present the property is run as a low key guest house and is fully licensed with all of the appropriate paperwork and authorizations. The fact it has all its hotel paperwork is a real bonus.

The owner is motivated to sell and there might well be flexibility with the asking price of 2.5m dhs.
