This 450m2 renovated riad is one of the most exceptional riads in all of Marrakech and is a heritage property situated in the heart of the medina.

The riad is truly ancient and dates back to the 17th century – and the golden age of Moroccan Andalucian design when riad architecture was at its high point in the Merenid Period.

The original use of the property was almost certainly spiritual. It is most likely that it would have been associated with a spiritual brotherhood, or zaouia as it’s known, and the prominent neighbouring mosque and its landmark mausoleum,  as its exceptional architectural detailing and Koranic inscriptions are prevalent in the great classical religious buildings from the Merenid period, between the 13th and 16th century, a time when Marrakech was undergoing a building boom that attracted highly skilled and specialist artisans from as far afield as Andalucia – (in the Moroccan Spanish empire), Europe and the Middle East.

The design and use of materials from this time represent the last surge of grand building in Marrakech and it was an era that was responsible for wonders such as the Ben Youssef Medersa, which was constructed in the mid-sixteenth century.

The property in recent years has undergone several incarnations.

Since first being bought – it was formerly an outstanding palais d’hotes – that was one of the very first hotels in the medina.

Thereafter it was converted into a top end Moroccan restaurant.

It is still currently trading as a restaurant – and makes an absolutely whopping annual turnover.

It is worth noting that the property and restaurant is being sold as an ongoing affair.

The riad is predominantly built on one storey with incredible volumes.

It is centred upon a pillared and spacious patio with an antique central fountain.

The overall architecture is very much complimented with the opulent Merenid design and its remarkably accomplished craftsmanship.

The building is truly a work of art. Not least it’s hand painted Zouaki doors and ceilings – which boasts exquisite Islamic artistry and filigreed compositions not seen anywhere else.

The property currently boasts a principal entrance and a rear service entrance, a reception hall, lavatories, a massive patio, a vast salon with a unique vaulted ceiling and a bhou and fireplace, a VIP salon, a kitchen, an office, staff quarters, a dining room / suite, an expansive terrace and an upper terrace with a tented dining room.
